An Appraisal Services Company

All Real Estate Services provides a network of Certified and Licensed Appraisers to fulfill Residential Real Estate Appraisal assignments on behalf of mortgage lending institutions, as well as other entities. We recruit, qualifiy, verifiy licenses, and review quality and service levels with a network of appraisers covering most counties in North Georgia. 

We provide administrative support services including order entry and assignment, tracking and status updates, predelivery quality control, and preliminary, electronic and hard copy report delivery as required.

Futhermore, we also provide ongoing quality control, accounts receiveable, market value dispute resolution, warranty administration and record retention. Appraisal reports are prepared with the precision that the industry demands and covers all major property types. All of our assignments comply with the Uniform Standards of Professional Appraisal Practice (USPAP). Consequently, we do not accept assignments with contingencies such as:

• The amount of the value opinion predetermined or minimum values
• The attainment of a stipulated result.
• The occurrence of a subsequent event directly related to the appraiser's opinion and specific to the assignment results.
• Any assignment condiditon that might encourage, or result in, unethical behavior on ther part of the appraiser or third party. 

All Real Estate Services will receive orders from client banks, assign to the appropriate, geographically competant licensed or certified appraiser, collect the appraisal fee, and pay the appraiser. We will accept payment from the borrower, mortgage broker, or the lender in the form of check or money order. 

FNMA and FHLMC have recently expressed concerns about sending appraisers significant distances from their home base to areas outside of the appraisers area of geographic competence to perform appraisals. We have always been concerned with the geographic competence issue of USPAP and only place orders with appraisers experienced in the market of the subject property.
